Services for buyers

Brazil has no central listing of properties for sale, and the same property often appears on several websites, sometimes at different prices. Prime Villas works directly with the owners; many of the houses for sale are already managed by the company for rental.

Selection by profile

Based on the destination, property type and investment range provided, only matching options are presented, including properties that are not listed on the website.

Visits in person or by video

Every visit is accompanied by a consultant. For buyers abroad, the visit can be made by video, with up-to-date photographs, measurements and information.

Document review

Before the offer, the title registration, the certificates of the property and of the seller, outstanding property tax and condominium fees and the status of the land are checked.

Negotiation

Handling of the offer and counteroffer with the owner, with the agreed terms recorded in writing.

Deed and registration

Support with the signing at the notary office, the payment of the transfer tax (ITBI) and the registration of the property in the buyer's name, with legal counsel.

After the purchase

Management of the property in the owner's absence: maintenance, long-term or holiday rental and concierge.

Service in Portuguese, English, Spanish, French, Italian and Russian, by a team that follows each purchase from the first contact to the deed.

Buying property in Brazil as a non-resident

Foreigners may acquire urban property in Brazil with the same rights as a Brazilian citizen. The process includes a few additional steps, all handled by Prime Villas in the client's language.

Points of attention

Rural properties and land in the border zone follow specific rules for foreigners. Properties on federal coastal land (terreno de marinha), common on the coast, are subject to annual fees owed to the Federal Government and to a transfer fee (laudêmio) on sale. These points are checked before the offer.

The information on this page is general. Each purchase is reviewed by legal counsel.

  1. CPF

The CPF is the taxpayer number required to buy and register a property. It can be issued at a Brazilian consulate abroad or in Brazil, with the support of Prime Villas.

  2. Power of attorney

If the buyer cannot attend the signing, an attorney-in-fact signs on the buyer's behalf. The power of attorney can be drawn up at a Brazilian consulate or at a notary abroad, with an apostille and a sworn translation.

  3. Transfer of funds

Payment enters Brazil through an official foreign exchange transaction at an authorized bank and is registered with the Central Bank as foreign investment, which allows the amount to be repatriated on a future sale.

  4. Documents and contract

The documentation of the property and of the seller is verified, and the offer and the purchase agreement are prepared with legal counsel.

  5. Deed, ITBI and registration

Before the deed, the ITBI is paid, a municipal transfer tax usually between 2% and 3% of the price. The deed is signed at a notary office and then registered at the Land Registry in the buyer's name.
